Signs Your Foundation Needs Leveling
Sloping or bouncy floors — especially noticeable when you place a marble on the floor and it rolls. Diagonal cracks running from the corners of doors and windows (classic settlement crack pattern). Doors and windows that stick, won't close properly, or have visible gaps at corners. Separation between crown molding and ceiling, or baseboard and floor. Visible sinking or step-down in the foundation when viewed from outside. These signs typically develop gradually over years as Montgomery's clay soils shift.
How Foundation Leveling Works
After locating the settlement zones and determining the appropriate pier type and placement, we excavate small pits at each pier location, install the brackets and drive the piers to load-bearing depth, and transfer the structural load to the new pier system. In favorable conditions, hydraulic pressure can lift the foundation toward its original elevation — restoring level floors and closing gaps. Lift is not always possible or advisable (overly aggressive lifting can cause new cracking), and we assess each situation individually.
Polyurethane Foam Leveling for Concrete Slabs
For concrete slabs that have settled — driveways, walkways, patio slabs, garage floors, or interior slab sections — polyurethane foam injection (slab jacking) is an efficient and minimally invasive option. Small holes are drilled through the slab, and expanding polyurethane foam is injected beneath to fill voids and lift the slab back to level. Cost is significantly less than full pier installation for slab-specific settlement.
